AN ADDUCTION OF ELECTRICITY CONSUMPTIONS CONSERVATION IN ACHIEVING EFFECTIVE FACILITY MANAGEMENT (CASE STUDY OF HIGHER INSTITUTIONS IN BAUCHI STATE).

Abstract

Sustainable Development is an integral part of Facility Management (FM). The FM industry manages environmental hazards including those related to waste and utilities. Sustainable Facility Management impacts upon service delivery and ensures the incorporation   of sustainable criteria. In this research work, of the 120 questionnaires administered to three higher learning institutions in the study area, 96.7% were returned. Six factors that could affect sustainable electricity consumption conservation were identified as follow: The use of building automated system, the use of energy conservation equipment, the use of high efficiency lamp, Reduced HVAC output during off hours, and the Education of building occupants on electricity conservation. The data collected was ranked; the finding shows that the use of high efficiency lamp is the first factor that aids sustainable electricity consumption conservation, the education of the building occupants ranked second, the use of heat recovery technology is third, the use of energy conservation equipment is fourth, the use of building automated system is fifth while reduced HVAC is ranked sixth.

 

EFFECTS OF SOLID WASTE MANAGEMENT ON THE HEALTH OF OFFA PEOPLE IN KWARA STATE

ABSTRACT

The study deals with the evaluation of the effects of solid waste management and the implication on the health of the people in Offa Kwara State. Out of 218 questionnaires administered,200 were returned and analyzed, direct observation and oral interview were also used to get information about the socio – economic characteristics of the respondents, the various characteristics of waste, method of waste disposal, the management of this solid waste and the health effects on the health of the people in the study area. The questionnaires result indicates that majority of the population are female with most of them in private employment; garbage constituting most of the waste; waste disposal method mostly adopted is open dump site and some health hazard in form of sicknesses were discovered. Recommendation measures suggested based on the identified problems,in order to ensuring a sustainable solid waste management in the study area include adequate funding of health and sanitation agencies to purchase enough tools and equipments, the agencies must carry out their job with strict compliance to sanitation laws and regulation and there should be proper orientation for the people in the area about the implication of poor solid waste management on the environment.

FACTORS ENHANCING THE CODES OF ETHICS APPLICATION IN THE CONSTRUCTION ORGANIZATION

Abstract

Ethical codes is a way of providing appropriate guidance for professionals in determining appropriate action. It ensure stability and consistency in deciding about moral issues. Ethical codes do not solve moral quandaries only but also assist in raising awareness and encourage ethical practise. The study is sets to describe a method that will enhance application of codes of ethics in the Nigerian construction organizations. Extensive literature review and quantitative research method were adopted. A total of  152 survey questionnaires were distributed to various professional in the  construction organization and the study adopted a model by European Foundation for Quality Management (EFQM) as a tool to encourage ethical behavior in the Nigerian construction organization, with the emphasis on the enabling factors of the model. The factor’s loadings for the variables measures were significant and Cronbash Alpha factors of .879 were achieved. The findings review that leadership, employees, organizational strategy and policy are the leading enablers factors in relation to the application of ethical codes. The study proves how ethics can be attain in the construction organization by suggesting a framework to enhance codes of ethics in an organization. The paper recognizes present research gaps and forthcoming chances for both practitionars and academia.

AN ASSESSMENT OF THE NATURE OF MAJOR AND MINOR ROADS NETWORK AND DENSITY IN URBAN ZARIA.

Abstract

The study analyzed the present nature and distribution of major and minor road networks in Zaria urban area, determined the length, area and degree of connectivity and accessibility of the roads. On-field data acquisition through field observation and direct collection of ground control point using GPS and extracted administrative map of the study area was done from Kaduna State GIS (KADGIS). The data were analysed in ArcGIS 10.3 software environment. Road junctions were digitized as points. The degree of connectivity and accessibility of the road network was calculated using network Indices of Beta, Gamma and Alpha index. The result of the findings showed that Zaria urban area has a total length of 53.23km and 111.82km of major and minor roads respectively. While the sum total of the land area is 1020km2.The study concluded that transportation network is an important infrastructure in any urban setting and recommended that there is need for an improvement of road network links, not only the major roads, but the minor ones also.

GEOGRAPHIC INFORMATION SYSTEMS (GIS): ITS RELEVANCE TO CRIME CONTROL AND MONITORING TERRORISM.

ABSTRACT

This paper examines the role of Geographic Information Systems (GIS) in national development. Specifically, the paper discusses Crime mapping and Curbing Insurgency – two thorny issues in our national discourse. Crime has an inherent geographical quality. When a crime occurs, it happens at a place with a geographical location. For someone to have committed a crime they must have also come from a place (such as their home, work or school). This place could be the same location where the crime was committed or is often close to where the crime was perpetrated.  Crime mapping is the progressive blend of practical criminal justice issues with the research field of Geographical Information Systems (GIS). Recent insurgency has shown that insurgents constantly change tactic to be successful and cause maximum damage, in carrying out their missions. Therefore, spatial and temporal tracking of insurgency activities assume particular significance. Geographic Information System (GIS) technology can be exploited for spatial and temporal tracking of insurgent activities. It was concluded that the availability of low-cost and user-friendly GIS applications has further served to increase the use of GIS in crime mapping and recommended that the technology should be made available to all agencies of the state since it is applicable and useful to every aspect of our national endeavors.

EFFECTIVENESS OF MOTIVATIONAL METHODS USED BY CONSTRUCTION FIRMS IN BAUCHI METROPOLIS, NIGERIA

ABSTRACT

This study investigated the effectiveness of motivational methods used by construction firms in Bauchi metropolis, Nigeria. The construction industry has been recognised as the locomotive for development of any economy. However, the continuing decline in the performance of the industry and the increasing challenges facing the industry militate against the industry as the engine of growth. Lack of workers motivation has been identified and this partly contributes to the steady decline in performance and productivity. Against this backdrop, this paper was tailored to develop ways of improving productivity through appropriate motivational strategies. The study adopted the use of quantitative approach. Data was collected through questionnaire survey from 102 construction workers purposively selected from the population in Bauchi metropolis. The questionnaire sought to elicit response from various workers in the construction industry. Subsequently, the collected data was subjected to descriptive statistical analysis with relative importance index to examine the degree of agreement of the various motivational strategies to the construction site workers. Based on the overall sample, the rankings revealed that construction firms in the study area uses many different tools to motivate their workers. These include; Good salary, provision of fringe benefits, paying bonuses to workers who put in extra effort among others. However, the study also found out that construction firms in the study area are not effectively applying the identified motivational factors to their employees as most of the respondents are not satisfied by the management’s implementation of those factors. The study also revealed that there is a direct strong and positive relationship between workers motivation and their performance in construction industry within the study area.

THE CORRELATION BETWEEN CAPITAL ASSET PRICING MODEL AND REAL ESTATE   MARKET IN THE NIGERIA

ABSTRACT

In this paper, the influence of Capital Asset Pricing Model on the Nigeria Real Estate   was tested by measuring the performance of the real estate portfolio the performance of the general market portfolio of the Nigerian stock exchange was used as the bench mark. The performance of both portfolios were gotten and measured from year 2000 to year 2011. Though real estate stock is believed to be a very good tool for diversification, yet findings have shown that this is not always correct. This paper tackle this matter by analyzing  the data gotten from  the public long term asset  return  of UACP property development company , Skye shelter fund   and the market index of the Nigeria stock exchange.  The market risk and the actual rate of return were both measured using CAPM model .The regression analysis shows that there is weak relationship between the Nigeria real property market and the general market although both are moving in the same direction.  The return on the Nigeria real estate market outperformed the return of the general market.

ASSESSMENT OF THE INFLUENCE OF AFFORESTATION AND REFORESTATION MITIGATIONS ON CLIMATE CHANGE RESILIENCE IN RURAL COMMUNITIES OF NIGER STATE, NIGERIA

Abstract

This study investigated the influence of Afforestation and Reforestation Mitigation on Climate Change resilience in Rural Communities of Niger State, Nigeria. The objectives of the study among others are to examine the impact of Afforestation and reforestation mitigation on climate change resilience in rural communities of Niger state, examine the nature of the afforestation and types of trees used. To compare the maximum annual temperature of afforested areas to non-afforested area. Empirical Data were generated from indoor/pre-field data collections, reconnaissance visits, pilot visits and field observations and measurements. Multi stage sampling techniques of purposeful sampling, stratified sampling and convenient sampling were employed in sample selection. Three hundred respondents were used for the research. Measurements involved four sets of Dry and Wet bulb minimum and maximum thermometers and interviewed schedules. SPSS computer programme using point Bisserial correlation coefficient were employed in the data analysis. Result revealed that Afforested areas are cooler than non-afforested area at rpb 27 and rpb 35 meaning 27oc and 35oc. Constant planting of more trees are recommended to regulate the high temperature of the Environment.

AN OVERVIEW OF RURAL AND COMMUNITY DEVELOPMENT IN NIGERIA.

ABSTRACT

The aim of the study was to examine rural and community development in Nigeria with emphasis housing policies, and strategies employed to bring about rural development in Nigeria. The study assess the impacts of institutions, agencies and efforts made by both domestic and foreign international organizations. The institutions, agencies and non-governmental organizations are programmed to bring about grassroots development. Therefore, clarification of terminology like development, rural community, and sustainability was conducted, this formed the philology basis of the analysis. Findings has shown that efforts made by the Nigerian government through several strategies like the nation’s development plans did not bring about desired development. However, international organizations strategies lead to little or no any meaningful improvement in the living conditions of the rural dwellers and rural infrastructure. It was also found out that a number of issues such as corruption, wickedness and mismanagement, sentimental planning from above rather than basic-productive approach; the quest for self-embellishment, greed and pursuance selfish interest has brought about failure of the rural developmental efforts. The researcher’s primary source or method of data collection was based on Analytic studies using descriptive method of data analysis to evaluate the draw backs of rural community development. The paper therefore concludes that for the desired development and growth to a realized and sustained, the government based development process must be reversed to rural-based and bottom-up approach, government must continue to create an environment that is conducive for rural development to thrive, the corruption mentality that has bedeviled government representatives and other stake holders must change in Nigeria in order to eliminate corruption and mismanagement of resources. Therefore, for the realization and sustenance of rural development these measures should be established and implemented.

THERMAL COMFORT IN BUILDINGS: (A CASE STUDY OF BUILDINGS IN GUSAU METROPOLIS, ZAMFARA STATE WITHIN THE MONTHS OF FEBRUARY AND MAY EVERY YEAR.)

Abstract:

This paper examines Thermal Comfort in Buildings, with particular study of Buildings in Gusau Metropolis, Zamfara State within the Months of February and May every year. The Study reviewed existing works and Literatures on Thermal Comfort, utilized a well structured questionnaire on thermal comfort indices which was randomly administered on the residents of Six residential settlements in Gusau;- Barkallahu, Tudun Wada, Samaru, Gada Biyu, Unguwar Dallatu & Sabon Gari Area Respectively. Data Analysis shows that the Six residential Settlements believed Heat Period is experienced in Gusau from February to May with 76.9%, 71.5%, 73.3%, 62.5%, 60% & 64.7%. The results further revealed that Majority of the residents in the Six residential Settlements agreed that we sweat more during the period in question and also disagreed with wearing thicker garments during this period. The analysis went further to sum up the feelings the residents get within their houses in this heat period, of which many said they were very dissatisfied with the period. This accounted for 69.2% for Barkallahu residents, 64.4% for Tudun Wada resident, 73.3% for Samaru residents, 62.4% for Gada Biyu residents, 46.7% for Unguwar Dallatu and 52.9% for Sabon Gari residents. The paper concluded by unveiling that Thermal Comfort in Buildings in Gusau Metropolis Zamfara State within the Months of February to May every year is actually a discomfort and uncomfortable for the residents of the Six residential settlements used as  case study. However recommendations to ameliorate this had been given for improved Thermal Comfort.

AN ASSESSMENT OF HOUSING QUALITY IN STUDENTS OFF-CAMPUS ACCOMMODATIONS (A CASE STUDY OF GWALLAMEJI, BAUCHI, NIGERIA)

Abstract

Housing is one of the fundamental needs of man. It determines to a great extent the health, attitude and way of life of man. Housing is beyond a shelter of household facilities, it comprises a number of infrastructure and communal services which give quality to housing. Generally, quantitative housing should have a quiet environment, privacy, adequate space within and outside the building, cleanliness, safety and aesthetic satisfaction. It must also be built of high quality materials and be served with community facilities, refuse disposal and sewage disposal. According to Jinadu (2004), good housing must meet the needs and aspirations of the residents as well as contribute to physical, mental and social wellbeing of the people. Agbola (2005), asserted that the house is an institution, not just a structure, created for a complex set of purposes. He went onto say that if provision of shelter is the passive function of the house, then its positive purpose is the creation of an environment best suited to the way of life of a people, in other words, a social unit of space.

THE IMPACT OF MECHANIC WORKSHOPS ON MUBI URBAN LAND USE: RE: INTEGRATION OF MECHANICS INTO THE MUBI COMPREHENSIVE MASTER PLAN

Abstract

This study examines the environmental effects of the mechanic workshops and garages to the environment of Mubi with the aim of findings solution to the threat they cause to the environment and land use. The study adopted survey of locations used by mechanics as workshops and garages. Physical survey was also adopted to identify the present condition of sites use by mechanics for their operations. And to assess the damages to the environment by the activities and waste generated by the mechanics and finally the distortions they cause in land use. Observations were largely used and questionnaires were used to complement the field observation to collect information from the mechanics. The result of the study indicates that mechanics are scattered in Mubi town. They are mostly located on any vacant land not necessarily designated by physical plan as site for mechanics workshop and the waste generated in these sites have devastating effect on the soil and water in the immediate streetscape. This study thus, recommends that mechanic workshops and garages should be integrated into the physical plan of Mubi and the waste generated in these workshops and garages should be treated specially as is done in the oil exploration areas to avoid soil degradation and water pollution. The mechanic themselves are to be sensitized on the effect of their activities to the environment and finally government should make special provision for the mechanic in the comprehensive plan of Mubi to avoid change of land use brought about by the activities of the Mechanics.
